Terms of Service

1. The Service

Zonar provides zoning research, feasibility answers, concept site plans, and help preparing zoning application documents for properties in supported U.S. states (currently all 50 states). The Service is operated from the State of Georgia, USA.

2. AI-estimated results, not professional advice, no guarantee of approval

Zonar's answers, reports, site plans and documents are for informational purposes only. They are not legal, architectural, engineering, surveying or professional zoning advice, and using Zonar does not create a professional-client relationship. Some results are produced by AI: for example, a zoning district that Zonar's AI lot check read from an official zoning map it found, district rules researched from a published ordinance, and the written text of an application. Zonar labels AI-found zoning districts and unverified district rules in the product (for example "AI-estimated" or "not verified") and presents written application text as a draft for you to review before you file it; any of these can be wrong. Zoning ordinances change, and county GIS records contain errors. Always confirm results with the local planning department before you buy, design, build or file. Documents Zonar prepares are drafts for your review: you are responsible for checking them and for what you file.

Zonar LLC is not a law firm, engineering firm, land surveyor or architect, and is not affiliated with any government agency. There is no guarantee that any application will be accepted or approved. Those decisions belong to the local government, which can change its forms, fees and requirements at any time.

3. Site plans and drawings

Site plans are drawn on the county's GIS parcel outline, which is an approximation. With the Survey-Accurate Site Plan add-on, the boundary is traced from a licensed survey you supply and positioned on the county's parcel location. A Zonar site plan is not a substitute for a licensed survey or engineered drawings. Some jurisdictions require a surveyed, sealed or engineered site plan with an application; confirm the requirement with the planning department before filing. Utility locations come from county records and must be field-verified (call 811 before digging). Construction documents, where offered, require review and approval by a licensed design professional before use.

4. What you can buy

Prices are in U.S. dollars and are charged through Stripe when you buy. One-time purchases are for one project in your account. Before you pay, Zonar shows the product and its price, and for an Application Packet the list of documents it includes.

• Zonar Pro subscription, $69 a month: 100 property searches a month, with the Single Zoning Report included for your projects. It renews automatically (section 5).
• Single Zoning Report, $49 one-time, per project: the feasibility report for one property as a downloadable PDF.
• Application Packet, per project, at one of two prices. Zonar picks the one that fits your project's jurisdiction and application, and shows it, with the list of documents it includes, before you pay.
  • Application Packet, $399: Where Zonar has mapped the local official form for your application: that form filled in, the site plan, and, where that form's packet includes them, the narrative, disclosure and owner authorization.
  • Application Packet (narrative + site plan), $199: Where Zonar has not mapped an official form for your application: the written text of your application and your to-scale site plan, to file with your city or county. If Zonar later maps an official form for it, you get that form filled at no extra charge.
  One packet covers its project. The Application Packet (narrative + site plan) covers the application it was sold for; it does not include filling an official form for a different application.
• Survey-Accurate Site Plan, $150 per project, optional: sold only where your project's site plan page offers it (until then it is marked coming soon). It traces the boundary from a licensed boundary survey you upload and positions it on the county's parcel location.

We may change prices with notice; a change never affects something you already bought.

5. Subscriptions and automatic renewal

Zonar Pro is billed monthly in advance and renews automatically each month at $69 until you cancel. You can cancel anytime from Manage subscription (on your dashboard or the pricing page). Cancellation takes effect at the end of the billing period you have paid for: you keep Pro until then and are not charged again. We don't prorate or refund partial months. If a renewal payment fails, Stripe retries your card over the following days and Pro is paused meanwhile; update your card from Manage subscription and it turns back on when the payment goes through. If the card still can't be charged after those retries, the subscription is cancelled; you can subscribe again at any time.

6. Refunds and chargebacks

Refunds follow our Refund Policy. In short: a second payment for something a project already has is refunded automatically; you get a full refund when Zonar could not deliver what the purchase screen described; otherwise digital products are non-refundable once they have been generated. For a one-time purchase (the report, an Application Packet or the survey add-on), a full refund ends access to what that payment bought, and if you dispute that charge with your card issuer, access to what that payment bought stops while the dispute is open and comes back only if the dispute is closed in our favor. A refunded or disputed Pro payment does not turn Pro off or cancel the subscription by itself: cancel it from Manage subscription to stop future charges.

7. Your account and your content

Keep your sign-in details private; you are responsible for what is done with your account. You keep ownership of documents and surveys you upload. You grant Zonar LLC a license to process them only to provide the Service (for example, tracing your parcel boundary from an uploaded survey). You're responsible for having the right to upload what you upload.

8. Disclaimer of warranties; limitation of liability

The Service is provided "as is" without warranties of any kind, express or implied, including accuracy, fitness for a particular purpose, or non-infringement. To the maximum extent permitted by law, Zonar LLC's total liability for any claim arising from the Service is limited to the amount you paid Zonar LLC in the twelve months before the claim. Zonar LLC is not liable for indirect, incidental, or consequential damages, including losses from purchase, design, or construction decisions made in reliance on the Service.

9. Acceptable use

Don't abuse the Service: no scraping at scale, reselling raw output as your own data product, reverse-engineering, or interfering with operation. We may suspend accounts that do.

10. Changes; governing law

We may update these Terms; material changes will be posted here with a new effective date. Continued use after changes means acceptance. These Terms are governed by the laws of the State of Georgia, USA, and disputes belong to the state or federal courts located in Georgia.
