Terms of Service

1. The Service
Zonar ("the Service") provides zoning research, feasibility analysis, site-plan drawings, and application-document preparation for properties in supported U.S. states (currently Georgia and Florida). The Service is operated from the State of Georgia, USA. By creating an account or purchasing anything, you agree to these terms.
2. Informational use only — not professional advice
Zonar's reports, verdicts, site plans, and documents are for informational purposes only. They do not constitute legal, architectural, engineering, surveying, or professional zoning advice, and no professional-client relationship is created by using the Service. Zoning ordinances change, GIS records contain errors, and some data is researched by AI from published ordinances (and labeled as such). Always verify results with the local planning department before making purchase, design, or construction decisions. Documents generated by Zonar are prepared for your review and submission — you are responsible for their accuracy when you file them.
3. Site plans and drawings
Site plans are generated from county GIS parcel data (or, with the survey-accuracy add-on, from a boundary survey you supply) and are not a substitute for a licensed survey or engineered drawings. Utility locations shown are from county as-built records and must be field-verified (call 811 before digging). Construction documents, where offered, require review and approval by a licensed design professional before use.
4. Accounts, subscriptions, and purchases
Subscriptions bill monthly through Stripe and can be canceled anytime, effective at the end of the current billing period. One-time purchases (reports, application packets, add-ons) are tied to a specific project. Because deliverables are generated immediately, purchases are generally non-refundable once the deliverable has been generated — but if something is wrong with what you received, contact us at hello@zonar.pro and we'll make it right or refund you. We may change pricing with notice; changes don't affect already-purchased deliverables.
5. Your content
You retain ownership of documents and surveys you upload. You grant Zonar a license to process them solely to provide the Service (e.g., extracting your parcel boundary from an uploaded survey). You're responsible for having the right to upload what you upload.
6. Disclaimer of warranties; limitation of liability
The Service is provided "as is" without warranties of any kind, express or implied, including accuracy, fitness for a particular purpose, or non-infringement. To the maximum extent permitted by law, Zonar's total liability for any claim arising from the Service is limited to the amount you paid to Zonar in the twelve months before the claim. Zonar is not liable for indirect, incidental, or consequential damages — including losses from purchase, design, or construction decisions made in reliance on the Service.
7. Acceptable use
Don't abuse the Service: no scraping at scale, reselling raw output as your own data product, reverse-engineering, or interfering with operation. We may suspend accounts that do.
8. Changes; governing law
We may update these terms; material changes will be posted here with a new date. Continued use after changes means acceptance. These terms are governed by the laws of the State of Georgia, USA, and disputes belong to the state or federal courts located in Georgia.
